4 Mort Street
AEGIS acquired 4 Mort Street Canberra City ACT in June of 2025 using a unit trust structure, raising capital from a closed group of investors.
Since acquisition, Monarch Building was engaged to undertake a substantial repositioning of the asset, upgrading the lobby, facade, car parking, end of trip and creating 4 fitted out office suites on level 5.
To date, the project has been a success, with lease commitments for well over half of the net lettable area of the building, and works commenced for tenants on levels 1, 3, 4 and approval being sought for a rooftop recovery center and tenant courtyard space.
The project has exceeded all metrics to date originally contemplated by the IM, and is expected to deliver a strong result for investors.
Future Projects
AEGIS is in confidential negotiations and capital raising for multiple projects at present, including:
Acquisition of a blue chip asset in Barton ACT leased to the Commonwealth of Australia (in fundraising now, closing February 2026).
Acquisition of substantive landholder rights and developing a large entertainment precinct (in negotiations at present, fundraising expected in 2026).
Acquisition of a large commercial asset to be repositioned similar to Mort Street (in negotiations).
Managed asset and development services for a large scale development in Canberra (shortlisted).
